The following photos were taken in the Picnic Point CDP on October 26, 2013, an area proposed to be annexed by Mukilteo. The projects shown here are:

Lake Serene Vista
13228 Lake Road, Lynnwood, WA
This is a complex of 18 single-family homes built in ~2012 by Seattle Pacific Homes. The houses are oriented around a private road (132nd Pl SW & 33rd Pl W) and a private driveway, and they are packed in fairly densely. The houses have 3 floors, with the living space above the garage in each. While “vista” is Spanish for “place offering a view”, there are no views of Lake Serene from this housing complex, and there never will be.
The exteriors are ugly. Where are the windows?! The houses do not have a good street presence along Lake Road at all, and they turn their “backs” to the street. On top of that, the middle house here is a rather bleak grey, and the left & right houses are a greenish grey. There are a few small trees that will probably grow to slightly mask the houses, but that will take a while.

The houses at 33rd Pl W have a slightly better street presence facing 133rd St SW.
A duplex is located on the corner of 133rd St SW and Lake Road, and the complex with window-sparse houses surrounds it in an L-shape.

Azi Lee Estates
Lincoln Way & 39th Pl W, Lynnwood, WA
This housing complex located between Lincoln Way and Serene Way is currently under construction, and some homes have been completed. The first phase currently under construction, formerly known as Tresana Estates, has 25 lots. The second phase currently cleared for future construction, formerly known as Travata Heights, has roughly 36 lots.
The site along Lincoln Way was formerly undeveloped land with trees, and a single long-abandoned small house. The site along Serene Way was formerly a horse pasture with a home.
The first 3 photos above shows the main entrance to Phase 1, at the intersection of Lincoln Way/Wigen Road/39th Pl W.
The next 3 photos above show 39th Pl W winding south down the hill to Serene Way, which ends at a cul-de-sac (the sign says “No Parking in Cul-de-sac”). A rainwater holding tank is located under the clearing to the right.
At Serene Way, a full intersection was built, with wood barriers and fixed & movable bollards preventing vehicular access while allowing pedestrian access.

Serene Heights
Wigen Road & 134th Pl SW, Lynnwood, WA
This housing development consists of 17 houses along 134th Pl SW, a private street. Built around 2007, the houses are fairly close together.

Lynnwood, WA
This 2013 townhome apartment building has 6 units, each with 3 bedrooms, 1.5 bathrooms, and a 1-car garage. Vehicular access is located on 132nd St SW.
