Everett Riverfront
Everett, WA

The Everett riverfront area is a 200-acre project which includes wetlands, wildlife space, parkland, and over 100 acres of buildable land.. The former industrial area is split up into three sites: The Eclipse Mill site, the Everett Landfill site, and the Simpson Paper Mill site. In 1991, the sites were designated as a future riverfront district by the City of Everett.

The area is being developed by Polygon Northwest, with plans including up to 1,400 single-family and multi-family homes, as well as commercial space, hotel space, and shoreline habitat restoration. An extension of 41st Street with a roundabout and a bridge over railway tracks directly accesses the Simpson and Landfill sites, and Eclipse Mill Road from Pacific Ave directly access the Landfill and Eclipse sites.

Everett Riverfront – Simpson Paper Mill Site

The 40-acre Simpson Paper Mill site is located near the Lowell neighborhood, with plans including 233 single-family houses and other amenities. 88 houses are planned to have alley access included. A paper mill (originally the Lowell Paper Mill) was formerly on the site, and closed in the early 1970s.

The 60-acre Everett Landfill site currently has initial but not finalized plans for development. It was formerly a landfill, and then became a tire recycling facility in 1977, amassing up to 4 million tires by 1984. On September 24, 1984, “Mount Firestone” became the site of the Everett Tire Fire, a large tire fire which initially covered the north end of Everett in soot.  The tires burned until May 1985, with site cleanup occurring for several more years.
