The following photos were taken in the Picnic Point CDP and the former Paine Field-Lake Stickney CDP. In 2010, the renamed Lake Stickney CDP was shrunk and no longer covers the Paine Field, Fairmount, Mariner, and Emander areas. The uncovered areas are currently not part of a CDP, so those areas are labeled under the old CDP name on this website. The Picnic Point CDP and Fairmount are proposed to be annexed by Mukilteo. Bryland Ridge II
5028 Picnic Point Rd, Edmonds, WA
This 1.28-acre project includes the potential for creating 7 new lots and a new public street, and a rezone from R-8400 to R-7200 (Residential-7200 sq. ft.). The current site has a house on a forested lot. There is a “Bryland Ridge” at another location in the area unknown to me. [Edit September 31, 2014: “Bryland Ridge” is the same project as “Bryland Ridge II”, the name used on planning documents.]

Azi Lee Estates
Lincoln Way & 39th Place W, Lynnwood, WA
This housing complex located between Lincoln Way and Serene Way is currently under construction, and some homes have been completed. The first phase, formerly known as Tresana Estates, has 25 lots and its entrance is at 39th Place W. The second phase currently under construction, formerly known as Travata Heights, has roughly 36 lots and its entrance is to the west.
The site along Lincoln Way was formerly undeveloped land with trees, and a single long-abandoned small house. The site along Serene Way was formerly a horse pasture with a home.

This .51-acre project consists of two homes which replaced a vacant rambler from 1975.

This 2013 townhome apartment building has 6 units, each with 3 bedrooms, 1.5 bathrooms, and a 1-car garage. Vehicular access is located on 132nd St SW. This project is now complete.

Speedway Mixed Use
12909 Mukilteo Speedway, Lynnwood, WA
This large project will consist of 201 apartments, a 21,450 s.f. shopping center, and a 7,930 s.f. “High Turnover Sit Down Restaurant”. Formerly on this site were an empty former truck lot, and 4 one-story duplexes next to Russell Way. The development also touches York Road to the north.

Axis Apartments
12112 Highway 99, Everett, WA
According to the land use sign, this 8.8-acre project consists of 280 residential units in 19 buildings, and one recreational building. The site is zoned Neighborhood Business (NB). The western end of the project faces Alexander Road, and the eastern end faces Highway 99/Pacific Hwy/Evergreen Way.
